155 Avenue Road in Ōtāhuhu replaces ageing housing stock with five modern homes designed to support long-term stability and wellbeing for whānau. Delivered for Kā Puta Kā Ora – Emerge Aotearoa, the project provides warm, dry, affordable homes that perform well and are designed for long-term ownership and community outcomes.

The development includes two three-bedroom homes, two two-bedroom homes, and one fully accessible one-bedroom unit. The layout balances private living with shared outdoor space that supports everyday connection, passive surveillance, and a sense of community.

Performance and durability were key drivers. Designed to achieve Homestar 6, the homes incorporate high levels of insulation, balanced mechanical ventilation, solar PV, and efficient systems that deliver healthier homes with lower running costs.

Sustainability was addressed through both design and construction. Four existing homes were recycled rather than demolished, with materials containerised and reused in Tonga, diverting almost all structural material from landfill while extending the buildings’ life and delivering a social benefit.

The project was delivered by PJM using a construction management approach, enabling early trade engagement and real-time coordination between design, cost, and buildability. This created meaningful cost efficiencies and allowed reinvestment into improved building performance, solar energy, and landscaping outcomes.

PJM provided client-side project management, quantity surveying, and construction management services, supporting the project through design coordination, consenting, procurement, and delivery.

The result is a small but powerful project, modern homes that are warmer, healthier, and more affordable to run, while supporting stronger long-term community outcomes for whānau.
