Wattle Park - A Blended Housing Community
Wattle Park is a greenfield residential development delivering 112 new homes on Mahia Road, demonstrating how private development and public good can align to provide warm, safe, and secure housing for a wide range of residents.
The development is a mixed-tenure subdivision of private and social housing, comprising 69 homes owned or leased by community housing providers Accessible Properties, Penina Trust, and Ka Puta Ka Ora - Emerge Aotearoa Housing Trust, alongside private homes and dwellings delivered under the Government’s KiwiBuild programme.
PJM Project Management was engaged by the community housing providers to act as their client representative, providing an interface between the developer and Signature Homes during the construction phase for the delivery of the 69 community housing homes.
The housing mix includes predominantly two-bedroom homes, alongside one-bedroom and five-bedroom dwellings, reflecting the varied household needs and communities each provider supports.
Set on an elevated site overlooking the estuary, Wattle Park integrates the natural landscape into the development. Walkways along the water’s edge and a retained natural stream create open, informal spaces that support recreation and connection, particularly for families and children.
The homes are constructed using durable materials, oriented for solar gain, and designed with accessibility in mind, with selected homes suited to residents with mobility needs.
Wattle Park represents a strong example of collaborative delivery, with community housing providers working closely with property developer Watchman Capital to achieve shared social and delivery outcomes.
