Croydon Road — A Contemporary Bungalow

This project involved the design and construction of a high-quality family home near Mt Eden Village. Designed as a modern bungalow, the home sits comfortably within its surroundings while prioritising sustainability, performance, and everyday functionality.

Croydon Road was delivered by PJM under a Construction Management model on behalf of the client.

PJM was engaged from the outset to lead the project from design through construction, using a fast-track delivery approach where design, procurement, and construction progressed in parallel. This shortened the overall programme while maintaining strong cost and quality control.

Under the Construction Management model, PJM directly procured and managed all key trades and suppliers, packaged the works, ran competitive tenders, negotiated pricing, and put contracts in place with each trade.

By avoiding a traditional head contractor structure, the project removed multiple layers of contractor overhead and margin, resulting in a build cost saving of approximately 8–10% compared to a conventional delivery model — while maintaining full transparency and control over quality.

Value engineering was applied throughout to ensure the design met the client’s brief without compromising performance or budget.

Sustainability was addressed through good building fundamentals rather than gimmicks, with a focus on building envelope performance, upgraded insulation, and quality joinery to deliver a durable, thermally efficient home with lower long-term running and maintenance costs.

The 340 m² home features generous open-plan living spaces that connect seamlessly to the outdoors through large windows and doors, creating a light-filled and functional family environment.

The completed home demonstrates the strength of PJM’s Construction Management delivery, where cost savings, transparency, and control outweighed the need for a traditional main contractor without compromising quality or outcome.
