Parnell Residence - Heritage Reimagined

Some homes evolve over time. Others are carefully curated. This Parnell residence is firmly the latter.

Originally a 1920s kauri cottage, the home has been transformed into a refined architectural residence, balancing its heritage roots with the expectations of modern living.

PJM’s role was to support the owners acting as client-side Project Managers, leading the tender process, providing construction observation, and fulfilling the Engineer to Contract role. The focus was simple: protect the design intent and deliver it with discipline.

At its core, the home is defined by connection - between spaces, between indoors and outdoors, and between old and new. Living areas extend to covered outdoor zones, creating a natural continuation of the home and supporting how the spaces are actually used.

More private areas are deliberately positioned to provide separation and retreat, with a consistent, calm quality throughout. The planning allows the home to flex over time without compromising the overall design. While the outcome feels resolved, it is underpinned by careful coordination and integration. Functional spaces, storage, and building systems have been worked through in detail with the owners to ensure the home performs day-to-day.

Set within established landscaping, the property feels private and grounded, despite its inner-city location.
