Iorns St, Masterton - Community Housing

Iron Street is a compact, master-planned residential community designed around a traditional cul-de-sac layout, creating a safe, legible environment with shared communal areas that encourage connection and neighbourly interaction.

The site was purchased in partnership with Ministry of Housing and Urban Development and delivered for Ka Puta Ka Ora - Emerge Aotearoa Housing Trust, with construction undertaken by Jennian Homes.

The development comprises 22 homes, including eight one-bedroom units, ten two-bedroom homes and four three-bedroom houses, providing a diverse mix to support a range of household needs.

Accessibility was a key design consideration, with several single-level homes incorporating accessible kitchens, bathrooms and living spaces. All homes include private courtyards and heat pumps, supporting comfort, energy efficiency and year-round usability.

PJM provided client-side project management on behalf of Emerge Aotearoa, adding value through clear brief definition, programme certainty and quality assurance, ensuring delivery aligned with funder and MHUD requirements, operational needs and long-term asset performance.

The project was formally blessed by Rangitāne o Wairarapa, alongside the Masterton District Mayor Lyn Patterson, reflecting the project’s strong community and cultural connections.
