Santa Rosa Apartments - Whangaparāoa

Santa Rosa Apartments is a prominent multi-unit residential development in Gulf Harbour, Whangaparāoa. The project comprised a staged programme of weathertightness remediation and planned maintenance works, including roof remediation, recladding of the front and rear façades, repairs to existing waterproofing systems, and upgrades to external decks.

PJM was engaged by the Body Corporate to provide client-side project management, with a strong focus on careful staging and sequencing to minimise disruption to residents, reduce the number of vacant apartments required at any one time, and maintain safe access and amenity throughout construction.

The works were delivered within a live, occupied environment and carefully coordinated around residents, supported by clear communication, detailed planning, and close collaboration between the contractor, consultants, and the Building Committee. This approach allowed the project to progress efficiently while balancing programme, quality, and resident experience.

PJM provided full client-side project management services, including programme planning, stakeholder coordination, cost control, quality assurance, and construction monitoring, ensuring the remediation works were delivered in a controlled, transparent, and well-managed manner.
