The Pines - Epsom

The Pines is an iconic Auckland apartment building. Built in 1969 by Fletcher Construction, this prestigious 10-level residential building is set within seven acres of landscaped grounds.

With the building now over 50 years old, PJM was engaged to deliver a staged programme of window replacement works across 40 apartments. The project was completed within a predominantly occupied building, with careful management of safety, cleanliness, dust control, and resident amenity throughout the works.

PJM acted as client-side Project Manager, Quantity Surveyor, and Engineer to the Contract, leading the project from feasibility through design, consenting, construction delivery, and contract administration. This included full cost control, programme management, stakeholder coordination, and construction observation.

The project was delivered by a specialist team including Res Arch as Architect, Babbage Consultants as Façade Engineer, and Symonite Systems as the design and build contractor.

At the time, thermally broken window systems suitable for a high wind zone high-rise building were still relatively new in New Zealand, with limited compliant options available. The selected Gutmann system, widely used across Europe and Asia, was new to the New Zealand market and required full project-specific compliance testing and approvals.

Testing to NZS 4211 and AS/NZS 4284 was undertaken using project-specific parameters, including wind loads, building movements, water infiltration under positive and cyclic pressure up to 160 km/h, air infiltration, and sash performance.

Additional complexity was managed through the integration of the new window systems with high-end existing interior finishes, including bespoke marble and tiled linings. Specialist craftsmen from CCL Construction were engaged to carefully remove and reinstate finishes, ensuring a seamless outcome for apartment owners.
