East Coast Road - Mairangi Bay

The East Coast Rd project is a 1,140m² infill development that revitalised an existing 1970s Lockwood home while introducing three new private market homes. The design combines sustainability, functionality, and modern living, offering a fresh take on urban redevelopment.

The project is delivered in stages, with the original Lockwood home and the first new house completed, followed by the final two homes currently in construction.

Committed to achieving a 5-Star LifeMark rating, the developer prioritised accessibility, safety, adaptability, and long-term value. Key features include wide hallways and doorways, accessible plug heights, non-slip surfaces, and seamless navigation throughout the homes. These design elements ensure the homes are both practical and future-proof.

The layout enhances liveability by positioning the living, kitchen, and dining areas on the ground floor alongside utility spaces, a bathroom, and a bedroom. This arrangement creates a cohesive flow and a strong connection to outdoor living and deck areas.

PJM acted as the client-side project manager, providing design management, project oversight, procurement, cost control, construction observation, and contract administration. This integrated approach ensured the project was delivered to the client’s aspirational standards.
