Waipapa Green - Ōmokoroa
Waipapa Green is a residential development by New Zealand Housing Foundation Ltd, designed to provide affordable homes, primarily for first-time buyers, supported by a shared equity scheme to help families achieve homeownership.
PJM is overseeing project delivery, including client-side project management, programming, design coordination, procurement, cost control, and council consent coordination. The development, located on the Ōmokoroa Peninsula near Tauranga, will consist of 100 homes with a mix of detached, duplex, and terraced designs, ranging from one to three levels
Carefully designed to work with the site’s natural topography, enhancing public access and connecting the community with surrounding wetlands and walking/cycling networks. Streets, laneways, and lot layouts are thoughtfully designed to balance pedestrian areas with landscaping, while maintaining efficient housing density. Each home includes at least one car park, with additional parking for larger homes.
Buildings are beautifully grouped to follow the contours of the land, maintaining visual links to the landscape and balancing public, communal, and private spaces. A consistent design is achieved through varied typologies, rooflines, and façades.
Construction is progressing in four stages, with stage 1 homes expected to be ready by mid-2025, and the full project completed by mid-2026.
