Friesian Dr, Mangere

44 Friesian Drive is a successful private residential 'build to rent' development project located in the vibrant neighbourhood of Mangere. As the client-side project managers, we were responsible for assembling the construction contract, contract administration, and construction observation services.

The project involved building four spacious four-bedroom townhouses on a 760m2 site, replacing an existing 1960's bungalow. The development strategy prioritised larger homes over more numerous terraced houses, resulting in comparable rental yields and higher future capital growth. This approach was a departure from the current trend of building more terraced house units of smaller size.

As part of our project management strategy, we implemented a value engineering review that enabled us to reduce costs without compromising the quality of the end product. By carefully selecting materials and finishes, we were able to achieve significant cost savings.

Each townhouse features premium finishes and appliances, making them ideal for families and professionals. The open-plan living area, four bedrooms, two bathrooms, and single garage provide ample space for comfortable living.
