Te Ra Fields - Ngongotahā

31 Ngongotahā Road is a 16-hectare development in Rotorua. The project will deliver over 330 homes, featuring a mix of standalone houses, duplexes, and terraced units, with a focus on community housing in partnership with local providers. Designed with sustainability and community at its core, the development aims to enhance local infrastructure and green spaces.

Recognised by the Rotorua Council as a key growth area, Ngongotahā addresses the city’s housing needs while maintaining a strong connection to its natural surroundings. The site’s strategic location provides convenient access to essential services, schools, and recreational spaces, supporting a balanced and connected lifestyle.

The site features scenic views of rivers, rural landscapes, and lakes, enhancing recreational opportunities and lifestyle appeal. The layout balances public streets and private access lanes to reduce driveway dominance and prioritise pedestrian-friendly streetscapes. Landscaping and design ensure privacy while enhancing visual amenity, with active frontages providing passive surveillance.

Housing typologies include terraces, duplexes, and standalone homes, designed with varied cladding, roof forms, and colour palettes to ensure individuality and cohesion. Sustainable materials and thoughtful detailing create dynamic, visually appealing streetscapes that reflect the local character and support a vibrant community.

In Stage 1a, there is a commitment to deliver 36 community and Iwi housing units in collaboration with Emerge Aotearoa and Home in Place, reflecting the project's dedication to social responsibility and addressing regional housing shortages.
