SKYCITY Hotel – Ensuite Refurbishment

This project involved the refurbishment of 164 hotel ensuites across five wings at SKYCITY Hotel, delivered as a planned refresh programme over approximately two years. The works were carefully staged one wing at a time to allow the hotel to remain fully operational throughout the programme.

Delivering construction works within a live hotel environment presented a unique set of challenges. The project required tight control of noise, dust, and vibration arising from demolition and tile cutting, as well as careful planning around guest movements, housekeeping operations, and hotel service requirements. Logistics were also a key consideration, with all materials and waste required to be moved through an operating hotel and coordinated around peak occupancy and service periods.

In addition to the bathroom refurbishments, the project included planned upgrades to passive fire penetrations to bring the building up to current Building Code requirements, adding a further layer of technical coordination and compliance management.

Contracting to the fit-out contractor, Matrix, PJM was engaged to tender the project and provide construction management and site observation services. The role focused on staging strategy, programme control, quality assurance, and day-to-day coordination with hotel operations to manage risk and minimise disruption.

The programme was delivered wing by wing over the two-year period, maintaining hotel operations while progressively completing the refurbishment works.
